Resin bound driveways, patios and paths
What we lay, what each job involves, and when a resin surface is permeable and when it isn't.
Driveways
Resin driveways
A resin bound driveway is natural stone mixed into clear resin and trowelled level. It gives a smooth, seamless finish without the loose gravel, weeds or sunken blocks you get with other drives.
Most drives we see need one of two jobs:
- A new permeable base. We dig out old slabs, gravel, grass or broken tarmac and lay a porous base, then the resin goes on top. Rain drains through, so a front garden doesn't need planning permission.
- An overlay. If your tarmac or concrete is solid and level, resin goes straight over it. It costs less but isn't permeable.
Guide prices
| Job | Per m² |
|---|---|
| Overlay on sound tarmac or concrete | £50–£70 |
| New permeable base | £85–£120 |
| Premium blend (e.g. marble, quartz) | +£5–£10 |
Including VAT. Minimum charge £1,200; jobs under 20m² cost more per m².

Resin patios
A resin bound patio has no joints for weeds or ants to get into, and it's level enough for garden furniture. Laid on a permeable base, rain soaks through instead of standing on the surface. If you have sound concrete or an old patio base, we may be able to overlay it. We'll check at the survey.
Paths
Paths
Front paths and garden paths in resin are hard-wearing and easy to keep clean. Because paths are narrow, edging is a bigger part of the job and the price per m² is a little higher than for a drive. The calculator allows for this.
Overlays
Resin over existing tarmac or concrete
An overlay is the cheapest way to get a resin finish, but only if the surface underneath is right. We check that it:
- is solid, with no movement, sinking or wide cracks
- is level enough, with falls that already drain the right way
- has an edge the resin can finish against
If it fails any of these, putting resin over it just covers the problem, and cracks come back through. We'll tell you if your base needs replacing.
Overlay drives aren't permeable
Water runs off an overlay the same way it does now. For a front garden over 5m² that drains onto the road, you'd need planning permission or a new permeable base (Planning Portal).
Compare
Resin, block paving or tarmac?
Resin bound
Smooth and seamless, with no weeds in joints. Permeable on the right base. Use a UV-stable resin so it doesn't yellow in the sun.
Block paving
Individual blocks can be lifted and repaired, but joints let in weeds and blocks can sink. Only permeable if you choose permeable blocks.
Tarmac
Usually the cheapest hard surface, but plain to look at. Standard tarmac isn't permeable; porous asphalt is.
We also clean and repair existing resin surfaces, add or replace edging, and fit drainage channels where water collects, for example in front of a garage. Small repairs are priced once we've seen them.
FAQ
Services questions
What's the difference between resin bound and resin bonded?
Resin bound mixes the stone into the resin for a smooth surface that can be permeable. Resin bonded scatters loose stone onto a resin coat. It's rougher and not permeable.
Will a resin drive go yellow?
Not if it's laid with a UV-stable (aliphatic) resin. Cheaper resins can yellow in strong sun. Ask any installer which type they're quoting.
Can weeds grow through resin?
Weeds can't grow up through a well-laid resin bound surface on a proper base. Seeds can land on top and sprout in dirt, so brush it now and then.
Can you lay resin over block paving?
Generally no. Block paving can move, and the joints would show through. It's usually lifted and replaced with a proper base.
